We've seen what happens when people skip this step. One local family started a basement remodel with us, and a week in, a heavy rainstorm sent water seeping across the floor. Michigan is hard on basements
Between spring snowmelt, summer thunderstorms, and clay-heavy soil, our basements take on a lot of water pressure. Older homes around Brighton, Milford, and the metro Detroit suburbs are especially prone to it. Water finds the smallest crack in a foundation and works its way in. Left alone, it leads to musty smells, mold, and damage you can't see behind the walls.
Signs your basement isn't ready yet
● Look for these before you finish anything:
● Water stains or a white, chalky film on the walls
● A damp or musty smell, especially after rain
● Cracks in the foundation or floor
● A sump pump that runs constantly, or no sump pump at all
● Rust at the base of metal posts or appliances
If you spot any of these, don't panic. They're all fixable. They just need attention first.
How we dry a basement out
Every home is different, but the tools are usually the same. A working sump pump moves water away from your foundation. A French drain gives underground water a path to follow instead of pooling against your walls. Sealing cracks and grading the soil outside keeps rain away from the house. And proper insulation with a vapor barrier stops condensation from forming once the space is finished.
